Utrecht Station Noordgebouw: Multipurpose and sustainable

A lot of construction work is going on near the new Central Station in Utrecht. One of the new buildings is the Noordgebouw, a multifunctional building with a hotel, restaurant, spa and wellness, apartments, shops and an office. The control technology will all operate on Priva Blue ID, including Priva sensors.

The station area in Utrecht is under development. This biggest public transport hub in the Netherlands is undoubtedly the busiest spot in Utrecht. Here, people work, relax, travel, meet, shop and much more. All these functions will soon be combined in one building: the Noordgebouw.

Really multifunctional

The Noordgebouw is adjacent to Central Station and has a surface area of around 23,000 m2. It consists of a hotel with 162 rooms, a restaurant, a bar and a wellness centre with swimming pool. There will also be an 8,000 m2 office with meeting facilities as well as 14 residential apartments. Furthermore, the building will have 3,100 m² for retail.

Different wishes and requirements

Priva Partner Linthorst Techniek is responsible for the measurement and control technology. Linthorst manages the engineering, cabinet building, cabling, software engineering and commissioning of installations.

Ruud van den Brink from Linthorst: "What makes this project special for us is that there are so many different end users. We are very experienced in installation work for hotels, offices, homes and retail, but here that is all combined in one building. Which makes it interesting, because each function has different demands on the building. An office owner looks at flexibility, for example, while a hotelier is more focused on the guest, comfort and allure."

Great flexibility with PRIVA

Linthorst Techniek and the client chose Priva Blue ID for the measurement and control technology. "Priva is ideal for this building, but the main reason we chose Priva is because it gives us great flexibility. This enables us to complete the project, provide after care and maintain it. We keep control, which means that we can quickly respond during the project and in the management phase. That was also a condition imposed by the client: fast, easy to operate and flexible."

Linthorst has around 300 employees, 8 of whom are Priva Certified Engineers. The company has worked with Priva for many years, and recently also by itself. Ruud van den Brink (Project manager Measurement and Control Technology) has been doing this for nearly 20 years. He has experienced all the developments. From the steel compri's to the HX line and now Priva Blue I. For this project, Priva supplies its own Priva sensors which contribute to a comfortable indoor climate and efficient use of energy.

Alternative energy sources

The Noordgebouw will be a sustainable building. It will be connected to district heating and fitted with LED lighting, heat recovery system, a heat pump and PV panels. And inside the building, there will be a green ecosystem, green walls and various roof terraces.

Ruud van den Brink: "That might not sound standard, but these days it is. At least, it is for us. All our projects involve alternative energy generation and innovative technology. That means that many different connections need to be made, but this is no longer very complex or unique. And with Priva, it's all possible."

The Noordgebouw in Utrecht will be delivered at the end of 2018.
